Early Business Ventures
After graduating from Batu Pahat High School, Tan moved into the private sector. He established multiple companies focused on trading, general insurance, and real estate. A key milestone occurred in 1981 when he secured the Malaysian franchise rights for McDonald's. He attended an operations course at Hamburger University and assumed the role of managing director for the local operations in 1982, effectively launching his career in large-scale retail management.

Tan entered the Berjaya group in 1984, immediately acquiring a 48% stake in Regnis, a consumer durables firm. By 1985, he purchased a majority share of Sports Toto from the Malaysian government. By integrating his Sports Toto holdings into Berjaya and orchestrating a share swap with Raleigh Bhd in 1988, he successfully established a holding structure for his enterprise. Under his direction, the group's pre-tax profits expanded significantly during the late 1980s.
International Sports Investments
In 2010, Tan became an owner of Cardiff City through an investor consortium. His tenure involved significant controversy, particularly regarding the 2012 decision to change the club's home colors from blue to red and redesign the badge to feature a red dragon, a move intended to expand commercial appeal. Later, he acquired the Bosnian club FK Sarajevo in 2013, fostering a cooperation agreement that allowed for player exchanges and academy development.
