Richard Howard Hilton graduated from the University of Denver in 1978 with a degree in hotel and restaurant management. Born in Los Angeles in 1955, he is the sixth of eight children born to Marilyn June and Barron Hilton, the son of the founder of Hilton Hotels, Conrad Hilton.
Early Career and Investment Banking
Hilton began his professional trajectory at the New York office of Eastdil Secured. As an investment banking firm and spinoff of Eastman Dillon, the organization provided a foundation for his expertise in securing participation from institutional investors and pension funds for diverse commercial transactions.

After establishing Hilton Realty Investment in 1984 to manage commercial assets, Hilton obtained his broker license in 1985. In 1993, he and Jeffrey Hyland incorporated Hilton & Hyland Real Estate, Inc. The firm specialized in luxury residential properties across areas including Beverly Hills, Holmby Hills, Bel-Air, Brentwood, Pacific Palisades, Malibu, and the Hollywood Hills. Under his leadership, the brokerage facilitated transactions from Santa Barbara to San Diego, including the development of Brentwood Country Estates. By 2012, the firm reached annual sales of approximately $3.5 billion.
Expansion and Current Ventures
In February 2024, Hilton launched a boutique brokerage named Hilton Hilton, maintaining headquarters in Beverly Hills. He serves as chairman, while his son, Barron, and daughter-in-law, Tessa, operate as co-chief executives. In October 2024, the company inaugurated a second office in Palm Beach, Florida, marking its first operational expansion outside of California.
Personal Life and Family
Hilton married Kathy Avanzino on November 24, 1979. The couple resides in Bel Air and has four children: Paris, born in 1981; Nicky, born in 1983; Barron, born in 1989; and Conrad, born in 1994. He has eight grandchildren, with Paris, Nicky, and Barron each contributing to the family total.
