Zitelmann earned his first doctorate in 1986 from the Technical University of Darmstadt under the supervision of Karl Otmar Freiherr von Aretin. His thesis challenged prevailing interpretations of Nazi policy, positing that Hitler pursued a systematic, conscious strategy of modernization rather than reacting to events. Following his tenure as a research assistant at the Freie Universität Berlin, Zitelmann entered the media industry. He served as an editorial director for Ullstein Verlag and Propyläen between 1992 and 1993. During his subsequent seven-year term at the daily newspaper Die Welt, he directed departments focused on contemporary thought, contemporary history, and eventually, the real estate market, establishing a foundation for his later business ventures.

In 2000, he founded the firm Dr.ZitelmannPB. GmbH, providing consulting services to major international clients such as CBRE, Ernst & Young Real Estate, Jamestown, Cordea Savills, and NCC.
